Where is Mountain Top Cabin Rentals located?

Mountain Top Cabin Rentals is located in Blue Ridge, in the beautiful North Georgia Mountains. We are conveniently located on Highway 515/Appalachian Hwy, about 90 minutes north of Atlanta, via I-575. Directions are supplied with confirmed reservations. You can also see more explicit directions on our Directions page.

What are your office hours?

Effective December 26, 2022: Our business office hours:

- 9:00 am - 5:00 pm Monday through Friday

- Saturday - 9:00 am - 1:00 pm 

- We are closed on Sundays


Saturday and Sunday arrivals will pick their package from our Check In Box at 3 PM or after. The After-hours check in box is beside our office front door, so you can't miss it. Just use your lockbox code and your package will be inside. The package will contain your keys, directions, and all check in information needed.

If you are planning to check in outside of normal business hours or arriving on Saturday/Sunday, you will need to access your property key and property directions from our after hours check in box.  
The code to the box is enclosed in your confirmation email.
Check in time is 3:00 pm (During busy times, 5PM Check In may be neccesary) and check out time is 11:00 am. Please print directions to our office from our website or from another source such as Google Maps.

Holidays: We are closed on major holidays and generally operate on half days for other holidays. Guests would always be informed of our closed days/earlier closings and these dates are always always posted on our social media pages as well

Is there a minimum length of stay in the properties?

Mountain Top Cabin Rentals generally has a two-night minimum with the exception of the following:

  • Martin Luther King Jr Day Weekend - 3 night minimum - Peak Rate 
  • Valentine's Day Weekend - 2 Night (Unless it is the same weekend as President's Day, then it will be a 3 Night Minimum) - Peak Rate
  • Presidents Day Weekend - 3 night minimum - Peak Rate 
  • Memorial Day Weekend - 3 night minimum - Peak Rate 
  • Independence Day weekend - 4 night minimum - Holiday Rate
  • Labor Day Weekend - 3 night minimum - Peak Rate 
  • Thanksgiving Holidays - 5 night minimum - Holiday Rate
  • Christmas Holidays - 5 night minimum - Holiday Rate
  • New Years Holidays - 4 night minimum - Holiday Rate
  • June, July, October, November - 3 night minimum for entire months - Peak Rate (unless Thanksgiving) which is the Holiday Rate)


Note:  The Returning Guest discount and The Military Discount do not apply on holidays.


A one night stay may be available upon last minute request. (By last minute, we are referring to the day that you want to check in) Please keep in mind the cleaning fees are the same regardless the number of nights as the same amount of cleaning is performed. Even if a guest calls the day of we still cannot guarantee a one night rental, but we will do our best to accomodate you. Cleaning fees are non-negotiable.

How much is due at the time of booking?

In order to confirm a reservation we require a credit card (Visa, MasterCard, or Discover) to charge 50% of the grand total on the reservation. The second 50% is charged automatically to the day of check-in, paid by credit card only. We will charge your remaining balance automatically to the card originally used to make the reservation the morning of arrival, at 10 A.M. Eastern Standard Time. Unfortunately, we cannot accept checks, money orders, or cashier checks for the second payment. 

The credit card must match the name on the reservation. The reservation/card holder must be 25 years of age or older and has to be at the property the whole duration of the stay. The reservation holder will also sign the Rental Agreement and be fully responsible for the reservation and the property they have rented. 

Multiple Card Policy: The original card holder is the legally responsible party and with whom we have a legal binding contract with. When another person wants to pay the balance, we must add the new person to the reservation, then they will have sign a card authorization form. If another guest in the party would like to pay the remaining balance, or make any payments with their card (Anyone other than the original reservation holder and their card) will be subject to a $25 convenience fee for each additional card. Any guest who makes a reservation must be 25 or older, must use their card, must sign the Rental Agreement, must be present for the entire duration of the stay, and is 100% legally responsible for the property they have rented. Any guest who wishes to make a payment with their card will be subject to these rules as well.

If you are going to be splitting the cost with other members of your party, we recommend providing them a copy of your confirmation which includes the breakdown of your grand total and exchange funds amongst your party.

What is the Damage Protection Waiver? What about a Security Deposit?


DPW (DAMAGE PROTECTION WAIVER)
 is a $45.00 non-refundable damage waiver that is added to every reservation. 
The DPF will cover up to $750 in accidental or inadvertent damages if and only if the damage/accident is reported at that time of occurance.


SECURITY DEPOSIT: Guest may elect to pay a $750 Security Deposit in addition to cost of rental in lieu of DPW. This money will be held until the Friday following departure. If there are no charges against this deposit the $750 security deposit will be refunded less a $40.00 processing fee.  If guest elects to pay the security deposit $710.00 will be the total refund if there are no damages, fees, or fines.


 ALL ONLINE RESERVATIONS will automatically be charged $45.00 DPW. If guest chooses the $750 deposit option, please list this request in comments section of the reservation. A reservation agent will follow up and adjust the reservation. THIS REQUEST MUST BE MADE AT THE TIME OF RESERVATION and once reservation is processed (booked, reserved) you will NOT be able to change to a security deposit. This is also listed on the Rental Agreement.



This is policy applies to ALL reservations made after Jan 31, 2017.

Are there any additional fees? What is part of the grand total?

An All Inclusive Reservation Fee (processing and cleaning combined into a one-time, convenient fee) and 15% total taxes will be added to each stay. The All Inclusive Reservation Fee varies for each property. This amount is listed on the properties details page. 


Holiday Cleaning Fee - Additional $25 Cleaning Fee added automatically to reservations made for 4th of July (Independence Day Holiday), Thanksgiving Holiday, Christmas Holiday, and New Year’s Holiday.

  • Check In Package: At check in, you will be provided with the directions and key to your property, along with our exclusive Tour Guide book to Blue Ridge which includes directions to all local restaurants, activities, shopping, and more. You can also find more information about Blue Ridge on our website. Blue Ridge is a beautiful area and we simply cannot wait to share it with you!

  • INSIDE/OUTSIDE YOUR PROPERTY: What should I bring and/or what is provided at the property? What will the weather be like when I'm there? Does Mountain Top Cabin Rentals provide discounts to local attractions?

Yes! As our customers, you receive discounts at the best local shops, restaurants, and activities.  

In your personalized check in package, you will receive an exclusive travel guide to the area, made by us expecially for our customers.  Inside the travel guide, you will find discounts ranging from free gifts to 10% off of your purchase! 

What is your cancellation policy?

If something happens that you must cancel, you must notify Mountain Top Cabin Rentals 14 days or more prior to the check in date for a full refund minus a $50 Cancellation Fee. If cancellation is made between 13 and 3 days prior to check in date, you will receive a full refund minus a one nights rent Cancellation Fee. No changes can be made to your reservation within 3 days prior to your arrival.  If you must cancel within 3 days prior to your arrival date, no monies will be refunded, and you will be responsible to pay any balances due for your cabin rental. 

Unfortunately we cannot be responsible for cancellations due to circumstances beyond your or our control such as but not limited to inclement weather, unforeseen emergencies, and other situations deemed acts of God. 

What about rescheduling a reservation?

If you need to change the dates of your stay you will be charged a $10 rescheduling fee.  However, no rescheduling can be done within the 3 days prior to your arrival. Please inquire with agents for any questions or concerns.

Are pets allowed in the properties? Are all your properties pet friendly?


Only some of our properties are “pet friendly” and are so designated by the property owner. These properties do not allow any dogs over 60 lbs overall, with certain properties having a lesser weight limit (please inquire about those properties) and we do not allow more than 2 dogs per property. Any pets must be pre-registered. If a property is designated “pet friendly” there will be a $35 fee if a pre-registered pet occupies the property. If a pet is discovered not registered, or occupying a “non-pet friendly” property, the guest may be assessed a minimum of $100.  Unfortunately, we cannot allow any cats or any other animals at our properties. 

Please be considerate of non-pet friendly properties, as many of our owners and guests have children with severe allergies who cannot be exposed to pet dander. The property will list on its page if it allows pets. If you are unsure if a property is pet friendly, please feel free to contact one of our agents. 

Is there an age requirement for renting your properties?

You must be 25 years or older to rent a property. The person who rents the property must be a member of the party coming and must remain the entire duration of the stay.  This person must use their card to book the reservation and will pay the balance. They will also sign the rental agreement and be legally responsible for the property they have rented. There are no exceptions to this rule.

How do I get my key? Where do I check in? What time is check in?

Are all access roads paved, two-lane and flat?

No, we are in the mountains and will have mountainous terrain.  Roads can be steep, curvy, graveled, rutted, and not all are paved. Many of the roads leading to the cabins are gravel 1-lane roads.  The vast majority are easily accessible, however, with any normal car, SUV, or truck (unless stated on the cabin listing).  Low profile vehicles or sports cars are not recommended for properties with gravel roads. Generally, Downtown Blue Ridge is all paved and fairly level for driving/accessing. Not all roads will be wide enough for two vehicles, some roads are only 1-lane -- these can be gravel or paved 1-lane roads. 

RVs are not recommended for accessing any property - please inquire with agents for specific property.

Motorcycles: While some roads may offer paved roads, the road still not be recommended for driving motorcycles to the property - please inquire with agents for specific property.

Trailers: Only certain properties are available to bring a small trailer too, please inquire with agents. We have many cabins that do have paved access if needed. 


Friendly note: Please keep in mind local opinions of what be would considered "gentle" or "not very steep" may be different that yours. We are transparent and honest with our guests in all aspects, but it is sometimes difficult to gauge what guests consider "steep" or "not steep" as guests opinions, personal experiences, and point of views differ greatly. Please do keep in mind when you visit our area, (Fannin County/Blue Ridge) you may experience various elevations from what are considered flat/gentle and extremely steep/curvy/narrow. You may come for many years experiencing only what you deem as "not very steep" and then return the next time with new guests to a different location to experience what you may feel is very steep. Guests rarely report issues with access roads to our properties as we are very upfront about each cabins access road and we list which cabins require 4x4 access very clearly.

When can fireplaces be used?

As of 2020, Mountain Top Cabin Rentals does not provide firewood.

Properties generally offer a gas log fireplace, wood burning fireplace and sometimes both. Each property will indicate the fireplace on its listing page. 

Fireplaces are in use from October 1st to April 30th. (Cooler months)

Fireplaces cannot be used from May 1st to September 30th. (Warmer Months)

Due to insurance regulations, Mountain Top Cabin Rentals does not provide firewood

Do I have to clean the property before check out?

We provide check out instructions for you in your check in package. The check out instructions are a very simple check list for each guest to follow upon departure. These are also listed in your rental agreement so you will see them in advance. 

Is Fannin County/Blue Ridge a "Dry County"? Where can I buy liquor, beer, or wine?

You can purchase beer and wine at the local grocery stores and convenience stores, but liqour is not available at any stores for purchase. Several local restaurants also serve beer and wine. Ellijay, Georgia (Gilmer County) is 15 miles south of Blue Ridge and does sell liquor.  

Restaurants within Blue Ridge city limits serve beer and wine by the drink. You can purchase liqour and any other type of alcohol either in Ellijay, Georgia or Murphy, North Carolina.

Do all your properties have hot tubs? How are they cleaned/maintained?

Most all of Mountain Top Cabin Rentals properties will offer an outside hot tub as an amenity. Generally, only the specialty properties we manage such as Gleesome Inn on Lake Blue Ridge, JME Retreat at the Cohutta Reserve, and our Downtown Blue Ridge Rentals will not offer a hot tub. This will be listed on each properties page if it offers a hot tub.

We are very particular about the cleanliness of our cabins and our hot tubs!  The hot tubs are completely drained after every single rental. The filters are taken out and cleaned, and the hot tub is completely wiped down and cleaned with professional cleaners.  The hot tub is then filled with fresh water and fresh chemicals. 

What activities are available nearby?

Blue Ridge is a beautiful area with activities and adventures for all ages.  You can simply relax and take in the breathtaking views and vistas, or you can partake in all of the action and adventure Blue Ridge has to offer.  Take a nostalgic train ride into Tennessee on the Blue Ridge Scenic Railway, do some shopping in downtown Blue Ridge, catch a fish in one of our pristine streams or rivers, hike through the Cohutta Wilderness, take a lazy river float down the Toccoa River, battle the rapids while Whitewater Rafting, take a stroll through the woods on horseback, zip through the treetops on a Canopy tour, soar through the sky on a helicopter tour, sip some wine and listen to great live music at a local winery, enjoy a live production at the Blue Ridge Community Theater, or go boating, canoeing, or kayaking!  There are endless opportunities for fun and adventure in Blue Ridge, and we would love to share it with you!

Can I use a card for payment/remaining balance in my name (original card holder) but is different than the one I used originally? Example: I booked with credit card, but I want to use my debit card for the balance.. Or, the card I used originally was reported lost/stolen so can I use a new card in my name?

Yes!  You would just need to give us a call at least 24 hour prior to arrival so we can place this on file to use the date of arrival. Our system processes your balance the day of arrival (If you are checking in on Sunday, it will be processed Saturday afternoon) to the original card used. 


What if I want to pay my balance on the card on file prior to arrival? You can pay your remaining balance anytime! Just give us a call and we can process this for you quickly and send you an updated confirmation email.

Is cell phone service available at all properties?

AT&T and Verizon carriers are most likely to have service, however some properties have zero service. A landline is provided for any emergencies. All properties will offer wifi, however we cannot guarantee the speed of the wifi connections due to our rural location.

Do you offer Gift Certificates/Gift Cards?

Of course! Gift certificates are a perfect gift to give friends, family, coworkers, etc.. You may purchase amount for any gift certificate, but the most popular amounts are $250 and up. To order, give us a call during business hours and we will get you taken care of.

Mountain Top Signature Special: When you pay for 5 or more nights, receive one additional night FREE! Year Round Special, even on holiday periods.


Returning Customer Discount:  All repeat customers receive 10% off of their rate! To receive this special, you must have reserved a cabin with us in the past 2 years, and the reservation must have been under your name. Unfortunately, this cannot be combined with any other special or discount. It cannot be used during holidays and only applies to reservations where guest pays for 3 nights or longer. Not valid on finalized reservations (example: Reservation paid in full, etc..) and not valid for past stays (example: you have already checked out, it cannot be applied at check out.) We appreciate your returning business, so please remember to ask specifically to get this applied.


Military Appreciation Special: Active or Retired Military can receive 10% off a 3 or more night stay! Guest reserving must have military ID, the reservation must be in their name, and that guest must be present for the entire duration of stay. You must ask for this discount to be applied in advance.
